今フィリピンのコンドは買ってはいけない。ゴミを買うようだ。

私の意見。　私はフィリピンのコンド物件を１４年前までは売り買いをしていたが、それ以後買ってはいない。何故なら値段が３倍近くデベロッパーが価格を上げたが、賃貸価格は１４年前の状況である。最近は中国製の図面を使い、中国製のマテリアルで出来ていて、安全性は酷い。まず防火扉が設置されていないので、中国でよく発生するビル火災のように

火が煙突を登るようにビル全体が火災となる。それとフィリピンは地震国であるが、免震装置や免震補強は全く無い。もし、震度7以上の地震の場合は、ヒビや歪みでビルが使えなくなる。即ち、価値はゼロ以下になる。

こんなものを買う事は私にとって狂気の沙汰である。先に言ったように、過剰建設で賃貸料お安くなっているので、使うならただ安く借りるが、私は3階以上の部屋は進めない。台風でも電気が使えず1週間の経験もあり、エレベーターも使えなくなる。

Buildings in the Philippines without seismic isolation devices or seismic isolation reinforcement are no value as garbage.

Moreover it is made in China with blueprints and construction materials, therefore,there is no fire door, so if a fire breaks out, the entire building will got fire. 

So if you want to buy a condominium for investment in the Philippines, I don't recommend it. Because They are over building so many rooms are vacant then rent price is collapsing. You can rent cheap. However, never rent a floor above the third floor for emergency case.
